Here's a great recipe to try for New Year's. Just put it all in the slow cooker and that's it! It is supposed to bring you LUCK in the new year.

Pork & Sauerkraut Slow Cooker Recipe

Prep Time:20 Min
Cook Time:6 Hrs
Ready In:6 Hrs 20 Min
Yield 6 servings

Ingredients
1 (4-5 lb) pork loin roast
1 teaspoon caraway seeds
salt and pepper to taste
6-8 cups sauerkraut with liquid

Directions
Cut pork loin, if necessary, to fit in the slow cooker. Season with caraway seeds, and salt and pepper to taste. Pour sauerkraut over the roast. I also add a BEER. It gives great flavor and adds to the liquid. You can also add brown sugar (to taste) if the kraut has too much of a bite for you. Cook on High for 1 hour, then cook on Low for 5 to 6 hours. Internal temperature of the roast should be at least 160 degrees F (70 degrees C). Serve with mashed potatoes & hot rolls!

You've heard the same old tips for getting your house ready for an open house a million times: repair, spruce, stage, clean, deodorize (and with good reason, because they work!). But beyond these absolute musts, here are some less obvious things you should consider doing if you are planning to pull off an OPEN HOUSE that showcases your home at its absolute best:

1. Visit other open houses in your neighborhood, city and price range. Get a feel for the competition. Check out how clean, well decorated and neutralized other places are.

2. Move. Well, a pre-move packing session. Pack up things you like or need on a daily basis, such as toiletries, family pictures, etc. These things should not be visible to open house hunters. Remember - people open closets, drawers and cupboards!

3. Invite the neighbors. Yes, your neighbors probably want to just get a peek into how you live, but there's a good chance they are also aware of other people who may want to live in your neighborhood!

4. Enlist the neighbors. Even if they don't know a potential buyer for your home, remember - your home's sale will effect their home's value. Just ask for their help - maybe moving their cars down the block during your open house, or asking their child not to practice his trombone for that time period. These are favors almost any good neighbor would be happy to do.

5. Mow your neighbor's lawn. This is not for everyone - but if you happen to live next door to the house with the waist high grass with cars parked on it - it could make sense to reach out & offer some help to your struggling neighbor. Even if your house is amazing, some people just won't live next door to a place like that. If you think your neighbor would be insulted by the offer of help, take some cookies with you. Some people are just down on their luck or overwhelmed.

6. Get over yourself. You know how you like to brag about your taste? Your style? The flip side is that you might have a bunch of stuff that no one else will like. The goal in preparing your home for an open house is to neutralize the decor, so the broadest number of people will crave to live there.

Happy Friday! It's hard to believe the summer is almost over. Back to school in just a few days, and football season is upon us. Gardens are in their late-summer bloom by now. Here's a quick, easy & delicious way to use up all of those tomatoes you probably have at this time of year. Garden Veggie Salsa (by our own Heather Scott). This recipe uses lots of vegetables for the flavors, texture & crunch, but you can "make it your own" by experimenting with and without some of the ingredients. Here is what you'll need:

4 large tomatoes (or 6 roma), diced

4 fresh jalapenos, seeded & chopped (or leave the seeds in for HEAT)

1 green bell papper, seeded & chopped

2 banana peppers, seeded & chopped

2 stalks celery, halved & chopped

1/2 red onion, chopped

3 green onions, chopped

2 cloves garlic, crushed (or 2 T minced garlic from a jar)

2 T fresh cilantro, chopped

1 T fresh parsley, chopped

2 T fresh lime juice

2 T fresh lemon juice

1 small can green chilies (or for hot & spicy, use 1 habanaro, seeded & chopped)

2 T Shiraka sauce (for hot & spicy) - or use just regular taco sauce (milder)

To Season:

Salt, Pepper, Crushed Red Pepper Flakes, 1 tsp brown sugar (optional...to counteract heat)

Mix together all ingredients. Season with salt, pepper & red pepper flakes. Add the brown sugar and mix again. Refrigerate at least 2 hours. Serve with tortilla chips. Also makes a great topping for a baked potato. Enjoy!!

Here are a few tips to keep your home in tip top shape for the months ahead.

OUTDOORS:

Inspect siding for cracks & make needed repairs

If paint is peeling, cracking or chipped, repair and repaint now to limit damage to underlying materials

Repair any damaged caulking around windows and doors

Remove any window screens and clean with a soft brush and soapy water. Repair any holes or tears before reinstalling

Have air conditioning units serviced to ensure good operation. Promote good air circulation around the unit by keeping plants and shrubs trimmed

Clear debris from gutters and eaves to allow rain water to drain properly

Seal cracks in the driveway and keep walkways clear of debris and overgrown plants

Test irrigation/sprinkler system and replace any broken sprinkler heads or emitters. Check for proper water coverage and adjust if necessary

Power wash decks and patios and seal surfaces as appropriate

INDOORS:

Vaccum refrigerator coils to help maintain energy efficiency

Empty dehumidifier pans and clean hoses according to manufacturer's instructions

If possible, take area rugs outside and hang them over a deck or porch rail to air out

Adjust ceiling fans for proper balance

Change filters in window air conditioners

Switch heavy bedding to lightweight summer fabrics. Have the winter bedding cleaned before storing

Close the chimney flue to prevent insects from entering and to help keep cool air inside

Repot houseplants to give their roots a fresh start for summer

Check door and cabinet hinges and lubricate any that stick or squeak

Open windows on cooler days to keep fresh air flowing throughout the home

RANTS: TAXES! If you are one of the hundreds of thousands of taxpayers who wait til the last minute to file your taxes, you are receiving a small extension this year. Today is the traditional tax due day - however 2011 has been moved forward one day, making it Monday, April 18 because of the weekend. This change is because Washington DC celebrates Emancipation Day today, (a day earlier than normal since April 16 falls on a Saturday). Emancipation Day marks the anniversary of the day that Lincoln singed the Compensated Emancipation Act.

March is the third month of the year and one of the seven months which are 31 days long.
The name of March comes from ancient Rome, when March was the first month of the year and named Martius after MARS, the Roman god of war. In Rome, where the climate is Mediterranean, March was the first month of spring, a logical point for the beginning of the year. January became the first month of the calendar year either under King Numa Pompilius or under the Decemvirs (Roman writers differ). Many other cultures and religions still celebrate the beginning of the New Year in March. March starts on the same day of the week as November every year and February in common years only. March ends on the same day of the week as June every year. Ash Wednesday is next week, on March 9, and of course St Patrick's Day on March 17. What we are all waiting for is March 20 - the first day of SPRING! March came in "like a lamb" this week, which folklore says it will then go out "like a lion". We'll see if that holds true.

He successfully led the country through its greatest constitutional, military and moral crisis--the American Civil War--by preserving the Union by force while ending slavery and promoting economic modernization. Make your real estate resolutions stick

Break bad habits by weighing costs, benefits

How many New Year's resolutions did you make? More important, how many have you already broken? If you're like most people, you may intend to do things differently, but somehow, you get off track. What is it that stops most of us? It's the force of habit.
Habits can support you to have a higher-quality life, to take positive action more easily, and to keep your New Year's resolutions. Conversely, habits can trap you in old behaviors that block you from achieving our goals. In most cases, when you break a New Year's resolution, it's the force of habit that is responsible.
Regardless of whether it supports you, each of your habits takes time and energy to maintain. When a habit no longer provides a benefit, this habit not only takes up space in your life, it also drains you of valuable time, energy and other resources.
For example, you may have the habit of holding an open house each Sunday and relying exclusively on a newspaper ad and your signs to attract potential clients. If your open houses fail to generate regular leads, this habit is draining your time, energy and your pocketbook.

Awareness: the first step in making your New Year's resolutions stick
In order to make your resolutions stick, you must recognize what behaviors are habitual for you as well as determining what habits do and do not support you.
To evaluate the habits in your life, keep a journal for the next week. What are the habits you engage in each day? For example, brushing and flossing your teeth is a healthy habit. Munching on chips while watching a ballgame on television isn't as healthy. Note each habit you engage in and then evaluate whether it supports you in terms of what you would like to achieve in your life.

One habit at a time
Next, identify no more than three behaviors that you would like to change. The goal is to successfully change at least one of these. Start with the behavior that will be easiest to change and tackle the difficult ones after mastering some of the easier ones. In general, the quickest way to let an old habit or behavior expire is to replace it with another activity that better supports your life.

To illustrate, instead of munching in front of the television, consider taking a class, calling an old friend, or doing something that gets you away from the fridge and the television. Habits are virtually impossible to break when you go cold turkey, but are often easily changed when you substitute something else.

Change your routine
You can change your behavior by changing your routine. For example, if you normally munch on snacks while watching television at night, brush your teeth and rinse with mouthwash as soon as you end your meal. Brushing signals your body that you have finished eating. You can use the strength of one habit (in this case, brushing your teeth) to help you break the munching habit.

What benefits are blocking you from changing?
Habits often stay in place just from doing them regularly. For instance, if you're playing two or three hours of computer games each day, this habit may be extremely costly to your business. The challenge here is that many habits are unconscious. You log in to the game expecting to play for five minutes and you're still playing an hour later.
To break this habit, you must first ask, "What benefit am I getting from continuing this habit?" The unconscious benefit could be to release tension, take your mind off a problem, or to interact with others when you're feeling lonely. Before you can break the habit, you must identify what it is that keeps you continuing to engage in the behavior. Once you identify the benefits, you're in a better place to find alternatives that are more effective.

Determine the costs and the benefits of keeping the habit
The second component is to identify whether the benefits of keeping the habit outweigh the costs. Again, the simplest way to break a habit is to substitute another behavior that provides greater benefits.

Question before acting
When you're about to engage in an old habit you want to eliminate, stop yourself and ask, "Is doing this behavior one more time really worth the cost or is engaging in a different behavior a better choice?" By asking this simple question before you choose to engage in the habitual behavior, you are making a conscious choice about your actions.
Remember, the best way to change your behavior is to begin with the easy ones first. Substituting alternative behaviors for the old behaviors that you would like to eliminate is a great way to keep your New Year's resolutions while allowing all those pesky old habits to expire for once and for all.

Changes to FHA Loans Take Effect
Major changes to the Federal Housing Administration (FHA) program took effect this past Monday. Below are the main changes and what it means for homeowners looking to get an FHA-backed purchase or refinance loan:
Upfront Mortgage Premiums: This is the amount paid at closing to FHA to insure a loan. Prior to today, FHA loans carried an upfront mortgage insurance premium of 2.25% of the loan amount. Starting today, this drops to 1.0%. However, since many FHA-backed loan borrowers roll this upfront cost into their loan amount, this impact may not be widely felt.
Annual Mortgage Premiums: This is the amount one pays each year towards their mortgage insurance. It is typically paid monthly. Prior to today, all loans — regardless of the loan-to-value (LTV) ratio (the percent one puts down) — were charged a mortgage premium of 0.55%. Starting today, this rises to 0.85% for loans with an LTV of less than 85 percent and to 0.9% for loans with an LTV that is greater than 95%. This change will be felt by all borrowers due to an increase in monthly payment.
Minimum Credit Score: Up until now, the FHA did not have a minimum credit score it would insure loans for but that has now changed. The minimum credit score FHA requires is 580. However, to even reach the point of FHA approval the borrower must find a lender who will accept their credit score. Per recent analysis by Zillow Mortgage Marketplace, 1/3 of Americans with a credit score of less than 620 where highly unlikely to get even one loan quote. Translation: If a borrower’s credit score is so low that a lender won’t provide financing, it doesn’t matter what the FHA minimum is.

The U.S. Department of Housing and Urban Development (HUD) needed to make these changes to the fee structure to help shore up the financial reserves of the FHA. Because the FHA doesn’t make loans but insures lenders against mortgage defaults, the program has taken a big hit in recent years due to high rates of foreclosure.

30-Year Fixed Mortgage Rate Falls To New Record Low for Third Consecutive Week;

Current 30-Year Fixed Rate is 4.16%

Mortgage rates for 30-year fixed mortgages fell this week, with the current rate borrowers were quoted on Zillow Mortgage Marketplace at 4.16 percent, down from 4.19 percent at this same time last week. This rate represents the lowest rate recorded since Zillow Mortgage Marketplace launched in April 2008.
The 30-year fixed mortgage rate hovered near 4.25 percent until Saturday, then began to fall and remained at or below 4.23 percent for the rest of the week.
Additionally, the 15-year fixed mortgage rate on Tuesday morning was 3.67 percent and for 5/1 ARMs, the rate was 3.01 percent.

30-Year Fixed Mortgage Rate Falls to New Record Low After Rising for Two Straight Weeks

The 30-year fixed mortgage rate peaked at 4.35 percent on Saturday and hovered near 4.33 percent before falling on Monday to the current rate.

Additionally, the 15-year fixed mortgage rate on Tuesday morning was 3.73 percent and for 5/1 ARMs, the rate was 3.13 percent.

What Are Mortgage Points?

If you’ve ever shopped around for a mortgage, you’ve undoubtedly heard the phrase “mortgage points” tossed around when looking at closing costs and fees. It’s a simple way of saying you’ll be charged “X” amount for obtaining the loan with this mortgage broker or that bank.
A point is just a fancy way of saying a percentage point of the loan amount. So if a bank says it’s charging you one point and your loan amount is $100,000, the cost of the mortgage point is $1,000. If your loan amount is $200,000, that fee is $2,000. And so on…
While this is easy enough to understand, how much you’re charged (and why) may not be. For example, a lender may not charge you anything out-of-pocket (no points), but offer you a higher interest rate to compensate. So instead of snagging that hot 4.5% rate on the 30-year fixed you qualify for, you may wind up with a 5% rate and no points. That might make sense if you don’t plan on staying with the loan (or the home) for a long period of time, but it could also mean you’re getting a bad deal.

30-Year Fixed Mortgage Rate Repeats Record Low Set Two Weeks Ago; Current 30-Year Fixed Rate is 4.28%
Mortgage rates for 30-year fixed mortgages fell this week, with the current rate borrowers were quoted on Zillow Mortgage Marketplace at 4.28 percent, down from 4.3 percent at this same time last week. Matching the rate reported on August 3, 2010, this rate represents the lowest rate reported since Zillow Mortgage Marketplace launched in April 2008.
The 30-year fixed mortgage rate fell sharply on Thursday to 4.25 percent then remained stable near 4.29 percent for the remainder of the week.
Additionally, the 15-year fixed mortgage rate on Tuesday morning was 3.86 percent and for 5/1 ARMs, the rate was 3.23 percent.

Something To Think About....
Home buyers spend twice as much time researching a new car purchase as they do investigating a home loan, and they are soliciting fewer mortgage quotes than they did two years ago, according to a recent Zillow survey. Borrowers who obtained a home loan in the past five years typically spent five hours researching their home financing options, which is unchanged from two years ago when Zillow first conducted this survey. Nearly one-third of borrowers say they spent less than two hours. However, consumers spent an average of 10 hours researching a new car purchase. Those who obtained a mortgage loan in the past five years solicited an average of three quotes, compared with four quotes reported in 2008.
Nearly two-thirds of borrowers say they would do things differently the next time they shop for a home loan:

Effort To Extend Tax Credit Closing Deadline Gains Support
The U.S. Senate voted last week to extend the home buyer tax credit closing deadline to Sept. 30, giving an estimated 180,000 buyers who met the contract deadline of April 30, extra time to close the transaction. The extension was added to a bill to pay for jobless benefits, which still must pass.
NAR estimates that one-third of qualified applicants have been notified that they will be unable to close by the deadline. The Mortgage Bankers Association says delays are caused largely by the volume of transactions.
The overall bill, once it passes the Senate, must be approved by the House.

2009 Profile of Home Buyers and Sellers
New home purchases were at the lowest level in eight years nationwide--down to 18% of all recent home purchases. This is reflective in Ohio--13% of homes were new.
The typical home purchased was 1,800 square feet in size and was built in 1979.
86% of home buyers purchased a detached single-family home.
The median price of a home purchased was $147,900 compared to $185,000 nationwide.
When considering the purchase of a home, commuting costs were considered very or somewhat important by 76% of buyers.

Men & Women Agree In Home 'Must-Haves'
It's true. Men aren't looking for exactly the same things women are when they go home shopping.
ZipRealty surveyed 1,000 home shoppers and concluded that while about an equal number of men and women sought green features, 27% and 35% respectively put a high priority on a home office. Both sexes did agree on the biggest turn-offs: structural damage, bad odors, a busy street, and an awkward floor plan.

Just a short moment to rant.....

The new flood plain maps are causing havic in the real estate market these days. With the new re-zoned flood plain maps, some homes that have never needed flood insurance are now required to have it by their lenders. Buyers beware! Be sure to ask your lender if you are in a flood zone. The current/previous owners may not even be aware of this because it was never required before. FYI: The new maps will be online soon. It's costing the county $50k, but it will be convenient to the public to have the ability to go online and check to see if they'll be in need of those extra insurance expenses.

Higher Interest Rates?

Look for interest rates to climb beginning in late spring as the Federal Reserve stops buying mortgage-backed securities. The Fed committed about 18 months ago to purchase $1.25 trillion in Fannie Mae and Freddie Mac securities, a move aimed at keeping liquidity flowing so rates would stay low and Fannie and Freddie would continue buying conforming loans. However, the Fed's commitment ended March 31st and while the full impact won't be known for several months, it's almost certain the cause rates to rise.

The iPad's Big Debut

Apple's high-profile unveiling of its new tablet-style PC, the iPad, back in January prompted technology and business pundits to wonder if the product would live up to its buzz. After all, doesn't seem to offer any new technology but rather brings established features to a new platform. And since it appears that the iPad can run only on application at a time, it doesn't lend itself to multitasking. Still, many real estate pros are excited about it, as the iPad presents some intriguing possibilities for showing listing information and property photos on the go, as well as managing transactional documents and using digital signatures.

When most sellers list their home for sale the first thing they think about is how much will I get and that is usually followed by how soon will I get the money. It's certainly understandable that those two concerns are, most often, top of mind. After all, you're likely selling your home to buy another one or invest the money in something else.

But, if as a seller, you can get into the buyer's mindset, the sale of your home can come faster and for more money.

Mortgage Rates Decline to 4.84%
Mortgage rates for 30-year fixed mortgages declined this week, with the current rate borrowers quoted on Zillow Mortgage Marketplace at 4.84%, down from 4.87% at this time last week. The 30-year fixed mortgage rates hovered at or below 4.80 percent for most of the past weekend and neared 4.75 percent on Monday. Additionally, 15-year fixed borrowers were quoted on average, 4.27% and for 5/1 ARMs, 3.70%. We're holding our own during this strange, quiet market. The average sale price for residential homes thus far in 2009 is $95,936. June and Paula's average residential sale price in 2009 is $128,599.

There is a window of opportunity for qualified buyers today. For the first time in 7+ years, there is choice. Not only is there more inventory, but there is less competition among buyers due to current lending requirements and economic conditions. This gives you time to be discerning and to make thoughtful decisions. Cash is king and can be additional leverage with sellers today. For those with solid credit and cash flow, the cost of money is near an all time low and loans are available. There are also some Sellers who must sell and may be more flexible.

It is a particularly advantageous time for move-up buyers; you may have to sell in order to buy and possibly for a lower price than a few years ago but you will also pay less for your next purchase.

Bank News

Bank of America Repays Federal Bailout Funds ($45 Billion)

Bank of America Corp. said Wednesday it has repaid the entire $45 billion it owed U.S. taxpayers as part of the Troubled Asset Relief Program.

Bank of America, which announced its agreement with the U.S. Treasury to repay TARP last week, funded the repayment through a combination of cash on hand and the sale of $19.29 billion of securities that would convert into common stock. The stock increase remains subject to shareholder approval.

Senate votes to renew tax credit for first-time home buyers

The Senate voted Wednesday to renew the government's $8,000 tax credit for first-time home buyers through the first six months of next year as part of a broader bill designed to extend unemployment benefits.

Mortgage rates for 30-year fixed rates remained steady this week, with the weekly average rate borrowers were quoted on Zillow Mortgage Marketplace at 4.86%, down from 4.87% the week prior. For 15-year fixed mortgages, borrowers were quoted on average, 4.31% and for 5/1 ARMs, 3.79%.
This morning, the national rate for 30-year fixed purchase mortgages was 4.83%.

Economists Say Recovery Beginning

More than 80% of economists believe the recession is over and an expansion has begun, but they expect the recovery will be slow as worries over unemployment and high federal debt persists.

The consensus comes from leading forecasters in a survey by the National Association for Business Economics released Monday. The Forecasters cautioned that unemployment rates and the federal deficit are expected to remain high through the next year.

First Time Home Buyers $8000 Tax Credit Is Likely To Stay!

As the, so far, jobless recovery continues, the White House is reportedly hunkered down trying to figure out what to do next. Obama administration officials are taking note of programs that have worked and those that have not done as well.
Among the programs that apparently fall into the “success” column is the $8,000 tax credit for first time home buyers.
The tax credit for first timers was part of the $787 billion dollar stimulus program and is being credited with helping the real estate industry stage a modest comeback—at least among first time home buyers.
All indications are that the tax credits will be continued well into 2010 and maybe beyond. Some legislators have even suggested that the credit amount be increased to help sales in places such as coastal California, where home prices tend to be much higher than in many other parts of the nation.
While helping first time buyers is great, we are still struggling with what to do with current home owners who cannot afford their mortgages and face foreclosure…still a growing problem.

NEWS Philadelphia - Where's the beef???

If you haven't already noticed, the Wendy's on the Boulevard will be under construction. They closed the doors this past Monday in order to demolish the current building and replace with a new up to date Wendy's restaurant. The owners have a plan to be built and open in 6 weeks. The owners said the new restaurant will be similar in size to the existing building. It will measure 3,333 square feet for the total size of the building and ice box storage unit. June home sales rise, but prices plummet

For the ninth straight month, home sales were below the bench mark 5 million rate. Average home price falls 15.4% from last June.

Sales of existing homes disappointed again in June, coming in at a seasonally adjusted annualized rate of 4.89 million, up just 3.6% compared with May, according to a monthly report from the National Association of Realtors. Home sales peaked in August 2005 at an annualized rate of more than 7.2 million, but sales have not surpassed the 5 million mark since last September, despite a large number of homes on the market, low mortgage rates, a tax credit for first-time homebuyers and low, low prices.

Pandora Radio is no longer free, but it's certainly cheap. If you listen to over 40 hours of music per month through Pandora's service, you'll get shaken down for a hefty 99-cent fee, which will open the box, as it were, to unlimited listening for the rest of the month. Pandora says that this will only affect 10% of its users. Come on. Ninety-nine cents is less than you spend on the electricity to drive your computer when you're uploading photos to Facebook.

#1 Thing To Do Before Buying A House:

Get preapproved for a mortgage. Preapproval was always a smart move, but now it is a must. Do some digging to find out where you will get the best rates. Check several lenders, including commercial banks, mortgage companies, and credit unions. Knowing only what your monthly payment or interest rate will be is not enough. Ask each lender to estimate what you’ll pay over the life of the mortgage for the same loan amount, loan term, and type of loan so you can compare properly.Make sure you also get an estimate of the closing costs and all the additional fees you’ll owe, including loan origination or underwriting fees, broker fees, and transaction and settlement costs. Many of these fees are negotiable, so ask potential lenders if they will waive or reduce one or more of the fees or agree to a lower interest rate. Once you have found the best deal, go back to the other lenders and ask them if they can beat it.

1000 Jobs Coming To Akron

A new call center has opened in Akron bringing with it a need to fill more than 1,000 jobs.
PlusOne Communications is both a call center and a technology assistance center for clients potentially across the country. The company has set up shop at the old Firestone Bank on South Main near downtown Akron. The company currently has about 30 employees, but says it hopes to add 60 more per month. The goal is to hire more than a thousand people by the end of the year.
"We're looking for people who have lost their jobs, people right out of school, anyone qualified in the information technology sector," said Robert Madden with PlusOne. "We'd like people to have some qualifications in the information-technology sector, but if you don't have those qualifications, we will tell you where to get those qualifications." Applications for PlusOne are being made available at the site of the new call center at 1115 South Main Street in Akron.

Yum! The Perfect Camping Treat - Summertime Brownie Smores

(Make some for us too)

Ingredients
Crust:
6 tablespoons unsalted butter, melted
1 1/2 cups crushed graham cracker crumbs
2 tablespoons sugar
Pinch fine salt
Brownie:
8 tablespoons (1 stick) unsalted butter
4 ounces unsweetened chocolate, chopped
1 cup packed light brown sugar
3/4 cup white sugar
1 1/2 teaspoons pure vanilla extract
1/2 teaspoon fine salt
4 large cold eggs
1 cup all-purpose flour
Topping:
4 cups large marshmallows
Directions
Position a rack in the lower third of the oven and heat oven to 325 degrees F. Line an 8 by-8-inch square baking pan with foil so it hangs over the edges by about 1 inch.
For the crust: Lightly butter the foil with some of the melted butter. Stir the rest of the butter together with the crumbs, sugar, and salt in a medium bowl. Press the crumb mixture evenly over the bottom of the pan. Bake until golden brown, about 20 minutes.
Meanwhile, make the brownie. Put the butter and chocolate in a medium microwave safe bowl. Melt in the microwave on 75 percent power for 2 minutes. Stir, and microwave again until completely melted, about 2 minutes more. Alternatively, put the butter and chocolate in a heatproof bowl. Bring a saucepan filled with 1 inch or so of water to a very slow simmer; set the bowl on the pan without touching the water. Stir occasionally until melted. Stir the light brown and white sugars, vanilla and salt into the melted chocolate. Add the eggs and beat vigorously to make a thick and glossy batter. Add the flour and stir until just incorporated.
Pour batter into the prepared pan. Bake until the top is crispy and a toothpick inserted into the middle comes out mostly clean, with a few crumbs, about 40 to 45 minutes.
Remove from the oven and carefully position a rack about 6 inches from the broiler and preheat on low. Layer marshmallows across the top and toast under the broiler until golden, (keep an eye on it, it can go quick), about 2 minutes. Cool on a rack, gently removing the brownies from the pan using the aluminum flaps. Carefully separate any marshmallow from the foil and fold away. Cut into 12 (2-inch) squares.

Senators Pushing for $15,000 Tax Credit for ALL Buyers

This past January, Senators proposed a $15,000 tax credit for first time home buyers as part of the stimulus package that was winding its way through Congress. But, days later, when the stimulus package was actually passed, the $15,000 proposal was reduced to an $8000 tax credit for first time home buyers.

Well, guess what? Senators are leading the charge to really ignite the housing market by sponsoring a bill and re-introducing the $15,000 tax credit– nearly doubling the present $8,000 tax credit.
That’s not all. Under this $15,000 proposal, ALL home buyers qualify — not just first-time home buyers, who were defined as borrowers who haven’t owned a home in the previous three years. The Senators also want to remove income caps of $75,000 and $150,000 on individuals and couples seeking to claim the credit.

And so far this year, 207 single family homes have sold in Tuscarawas County (according to the mls)

Federal Housing Administration is going to permit it's lenders to allow home buyers to use the $8,000 tax credit as a down payment. Income Tax tip for first time home-buyers: If you know you qualify for the $8000 home buyer credit there is no need to wait to file your 2009 tax return in order to get benefit of this housing stimulus. First time home buyers are actually permitted to reduce their income tax withholding by the amount equal to housing credit, i.e. $8000. "Yes," the wife said, "I promised. I'm a good Christian, I can't lie. I promised him that I was going to put that money in that casket with him."
"You mean to tell me you put every cent of his money in the casket with him?"
"I sure did. I got it all together, put it into my account and I wrote him a check."
